The Rosslare Community Development Association is a registered charity and their CHY NO: 17027


The Rosslare Community Development Association would like to invite supporters of our charity to make tender offers (Supporters are those generous individuals groups or businesses who donate €100 or more)

 

The Rosslare Development Association will sell the property by tender to the person who makes the highest unique bid.

 

Tenders will only be accepted from persons who are 18 years or over and the subsequent sales contract will only be entered into with the person in whose name the tender document is submitted and signed by.

 

Offers will only be accepted provided they are between (and including) €0.01 cent and up to and including a maximum of €999.99

 

The decision made by the Auctioneer, the Auditor and the independent adjudicator will be final.

 

The Vendors or their agents will not entertain any appeals and will not be responsible for any errors or misinterpretation of the hand written tenders.

 

Tenders must be completed in block capitals using ballpoint ink.


Completed documents must be placed in the envelope provided and you should ensure that it is properly sealed.


Tenders will only be accepted on the official Tender document and must be in the special envelope provided.

 

All tenders must reach John W Corish Auctioneers by midnight on the 29th of August 2010.

 

Any documents received after that date will be deemed null and void unless the vendors extend the closing date.

 

The successful purchaser will be liable for all or any fees, taxes or stamp duties that would normally be applicable to a purchaser of a similar priced property.

 

The purchaser will be liable for any legal fees that they incur in the conveyance process.

 

The purchaser must agree to his/her name being published and their image used in any marketing or publicity campaign to do with this sale or subsequent promotions.

 

The RDA will not be responsible for any faults and the purchaser must satisfy him or herself that the property is sound and built according to the relevant regulations. This newly constructed house is covered by the 10 year Homebond structural guarantee scheme.

 

The Sale will be administered by our Auctioneer John W. Corish.

 

The Tender Process will be overseen by John Corish and Burns Shanahan (accountants).
South East Radio will also appoint in due course an independent adjudicator.

 

The Vendors will accept no more than 3,000 tenders plus an unknown quantity of promotional tenders, which will be used in the marketing campaign.

 

The Vendors will seek a minimum donation of €100 per tender.

 

As a Registered Charity the vendor is in a position to reclaim tax paid on certain donations above a level of €250. Non-personal donations may well be tax deductible for the donor.

 

You may make up to ten bids per tender.

 

The Property has been valued at the discounted price of €187,500

 

All tenders will be opened on the same day at the same time.

 

The person who makes the Highest Unique Offer is the person who will be offered the property at that price.

 

In the unlikely event that there is no one unique offer then the organizers will examine the highest pair of bids and the house will be offered at that price to the one who made the highest bid (out of the ten offers) on their tender document.

 

That Person will be given 7 days to complete the purchase.

 

If the Purchase is not completed within the allotted time then the vendors reserve the right to offer the property to the next highest unique bidder and so on until the property is sold.

 

The Vendors reserve the right to withdraw the house from sale for any reason and in that event they will offer to return all donations associated with this Sale.

 

The Vendors reserve the right to extend the date for the opening of the tender documents by up to and no more than 6 months from the last day in August 2010.

 

The Owners, Directors Trustees and Managers of the Rosslare Development Association, Noonan Construction, South East Radio, Burns Shanahan Accountants and John W Corish Property Partners are prohibited from entering a tender.
